O projeto do Artecity em Miami Beach é uma metáfora perfeita para a evolução do mercado imobiliário em Miami.

Em Dezembro, depois de uma tremenda injeção de capital,  principalmente em uma proposta de paisagismo tropical  e infra-estrutura, o prédio abriu para vendas. Em menos de 6 meses, restam apenas 30 dos 201 apartamentos — a maioria dos compradores são europeus e latino-americanos, principalmente brasileiros e argentinos.

Artecity: a Modern Investment in Miami Beach

The Artecity in Miami Beach is a perfect metaphor for the evolution of the real estate market in Miami. The building was finished in 2009, smack in the middle of real estate crisis. For two years, the six-story structure, located in one of the most desirable areas in the beach was paralyzed.

In July 2011, the Chicago-based ST Residential — a known asset-management company led by by Starwood Capital Group (NYSE: STWD), TPG, WLR LeFrak and Perry Capital —  assumed ownership of the project – expanding its luxury portfolio that already included the Trump Hollywood in Sunny Isles, the Paramount Bay in the Biscayne Corridor and Mint in Downtown Miami. In December, after a huge injection of capital, especially in a fresh landscaping plan and infrastructure, the building opened for sales. In less than six months, there are only 30 of the 201 apartments left – most buyers are from Europe and Latin America, especially Brazil and Argentina.

The reason for success is simple: Artecity location is perfect!

It is located 2 blocks from the beach, between the famous and Setai W Hotel. In its neighborhood, one can find the best cultural venues in Miami Beach: New World Symphony designed by Gerry Frank, the Bass Museum, one of the best collections of modern city, the Miami City Ballet, the municipal library, the Collins Park with its historic trees, the nostalgic Fillmore with its top-notch performances and it is  bike ride way from the   bustling scene of Lincoln Road and its restaurants, shops and bars. Miami Rustic: Kayaks in the Mangrove

During the week, after 4pm,  Oleta Park is quiet and visitors can observe herons and other rare birds on passage to the Everglades. The canals flow into Biscayne Bay and the rich aquatic life of the historic Oleta River and its marsh attracts manatees and dolphins. Inside the park, there is a great store, the Blue Moon Outdoor Center  that rents all necessary equipment for the outing, from lifejackets to kayaks to bikes and helmets. Esta é a proposta do mais novo projeto do empresário Gil Dezer em Sunny Isles: a Porshe Design Tower. A arrojada torre  residencial, um cilindro de 60 andares contendo apenas 132 apartamentos, oferecerá garagem automatizada que permitirá que residentes levem seus carros a porta do apartamento. O valor do projeto está estimado em US$560 milhões.

Será o projeto mais alto a beijar a areia nos Estados Unidos. As amenidades serão um luxo, com piscinas nas sacadas, cozinhas da Poggenpohl e tudo o que se espera em um prédio 5 estrelas. Porém, a inovação é um concierge dedicado aos belos automóveis dos residentes. Os apartamentos vão variar entre 400  a mais de 1000 metros quadrados com preços começando em $3.9 milhões e chegando a $21 milhões. Alguns oferecerão 2 vagas de garagem que podem ser vistas do interior do apartamento. O empreendedor — famoso por parcerias certeiras que incluem as famosas Trump Towers (os prédios de luxo preferidos dos brasileiros em Sunny Isles)  — esta oferecendo tratamento especial aqueles reservando apartamentos com encontro exclusivo de sua equipe para apresentação do projeto que so ficara pronto em meados de 2016.

Porsche Design Tower: MIami in the Cutting Edge
