Qual o seu livro sobre Miami Favorito?

O mais interessante em trabalhar como corretora imobiliária na Grande Miami é poder deliberadamente fotografar imóveis e o estilo  da cidade diariamente. Minha galeria na instagram é um lembrete do muito a aprender sobre a história atrás de cada imóvel.

Afinal, a história da cidade é o que faz o mercado imobiliário tão interessante (além dos honorários, é claro). Quem hoje vê os moderníssimos edifícios de Sunny Isles, tais como o novo projeto de Gil Dezer,  Porshe Design Towers, e os totalmente vendidos Trump Towers e Jade Ocean, que exuberam o luxo contemporâneo, mal pode imaginar que o bairro era, até o inicio dos anos 70, um conglomerado de  “kitsch” motéis populares com temas diversos, do deserto do Saara ao futurismo.

Entre os eruditos que bem contam a historia da cidade, é imprescindível  mencionar o Dr. Paul George, do Historical Museum of Southern Florida, que infatigavelmente conduz centenas de palestras via barco e bicicleta em Miami e o  historiador Seth Bransom, que escreveu vários livros sobre o tema.

“Miami: Mediterranean Splendor and Deco” Dreams de Beth Dunlop

Cartões postais antigos e livros são sempre veículos certos para aprender sobre Miami. Para quem gosta do farto passado arquitetônica da região, vale a pena citar o trabalho da prolifera escritora Beth Dunlop, autora de vários volumes, incluindo o celebrado “Miami: Esplendor Mediterrâneo e Sonhos Deco” (Miami: Mediterranean Splendor and Deco Dreams).

Porém, cabe a uma artista local, Michele Oka Doner, um lugar especial na minha estante. Seu “Miami Beach: Planta de um Paraíso” (Miami Beach: Blueprint of an Eden), publicado em 2005,  é uma viajem a essência de Miami. Tece cultura, arquitetura, horticultura, moda, gastronomia e imóveis em um completo retrato da Cidade Magica.

Seguindo a história de sua própria família, (os Okas), e  da família de um amigo de infância (os Wolfsons), a artista intercala  a presença de Eleonor Roosevelt, Morris Lapidus, Frank Sinatra, Jacqueline Kennedy, Jacky Gleason entre poemas, gravuras, cartas e receitas de iguarias locais nas mesas mais aristocráticas de Miami.

Michele traça o desenvolvimento da cidade –desde da virada do século quando John Collins e Carl Fisher secaram parte do mangue do Everglades, importaram areia e criaram o mais famoso playground adulto do mundo,  gerando a especulação imobiliária que continua até hoje, ao glamour dos anos 50 e 60, quando Miami possuía os mais badalados teatros e servia de tela para os nascentes mercados de publicidade e televisão.

Todavia, é  o  amor de Michele pela historia horticultural da cidade  que domina e impulsiona o  ritmo do livro. A artista traz a visibilidade o trabalho de imigrantes tais como Shige Tashiro, pai do paisagismo da cidade, um dos grandes responsáveis por transformar o mangue no paraíso tropical com raras palmas, plantas e habitats.

 

O acervo fotográfico do livro é  espetacular, porem extremamente pessoal. Conta com fotos de sua mãe e musa, Gertrude Oka, em vários eventos que marcaram época, de desfiles de moda ao ar livre no Roney Plaza  à retirada da fachada do alumínio do Lincoln Theatre para ser transformado em munição  para a Segunda Guerra Mundial.

O livro segue a família Oka ate 1963, quando Keneth Oka, pai de Michele, se aposenta da vida publica depois  dois mandatos como prefeito de Miami Beach.  Era o fim do otimismo americano com o assassinato de Kennedy, a escalada da Guerra do Vietnã e a falida invasão de Cuba.

[Get Lost on the Translation at Your Own Risk: What’s your favorite Miami Book?]

The most interesting aspect of working as real estate agent in Miami is to be able to deliberately shoot photos of the city in all angles. My gallery in Instagram is a self reminder of how much there is to learn about the history behind each building.

After all, the history of the city is what makes the real estate market so interesting (besides the commissions, of course). Today, seeing the super modern skyscrapers of Sunny Isles — such as the upcoming Porshe Design Towers, and the sold-out  Trump Towers and  Jade Ocean — one can hardly imagine that the neighborhood that is today  the symbol of contemporary real estate luxury,  was, until the early ’70s, a conglomerate of “kitsch” motels with many different themes, from the Sahara Desert to Jetsonian futurism.

Among the scholars who can tell the story of the city very well, it’s worth mentioning Dr. Paul George, from the Historical Museum of Southern Florida who leads hundreds of lectures and tours via boat and bicycle and Seth Bransom, a historian who has written several books on the history of Miami.

Old postcards and books are always good vehicles to learn about Miami. For those who like to learn the architectural past of the region, it is worth reading the work of Beth Dunlop, author of several books, including the celebrated “Miami: Mediterranean Splendor and Deco Dreams” (Miami: Mediterranean Splendor and Deco Dreams).

However local artist Michele Oka Doner holds special place on my coffee table. Her “Miami Beach: Blueprint of an Eden,” published in 2005, is a journey to the pure essence of Miami Beach. She weaves culture, architecture, horticulture, fashion, food and real estate in a complete picture of the Magic City.

Following the story of her own family (the Okas), and the family of a childhood friend (the Wolfsons), the artist inserts the presence of Eleanor Roosevelt, Morris Lapidus, Frank Sinatra, Jacqueline Kennedy, Jacky Gleason onto snippets of  her Miami every-day life through poems, engravings , letters and recipes of local delicacies served on the most aristocratic tables of Miami.

Michele traces the development of the city  from the turn of the century,  when John Collins and Carl Fisher dried part of the Everglades swamp, imported sand and created the most famous adult playground in the world.

She also covers the 50’s and 60’s when Miami had the most exciting theaters in show business. They served as a canvas for the emerging  television and advertising industries.

Howerver it is  Michele’s love for the horticultural history of the city that dominates and paces her book. The artist brings visibility to the work of immigrants such as Shige Tashiro, father of landscaping of Miami,  and who is largely responsible for transforming the swamp land into the  tropical paradise it is today with  rare palms, plants and habitats.

The book’s photographic collection is spectacular yet personal. It contains many pictures of her mother and muse, Gertrude Oka, in various events that marked an era: fashion shows outdoors at Roney Plaza, the removal of the aluminum historic facade of the Lincoln Theatre on Lincoln Road to be turned into ammunition for World War II.

The book follows the Oka family until 1963, when Kenneth Oka, father of Michele, retires from public life after two terms as mayor of Miami Beach. It was the end of American optimism with the Kennedy assassination, the escalation of the Vietnam War and the failed invasion of Cuba.

The area between the Design District and Downtown Miami is becoming the  most eclectic: joining the Paramount Bay, with interiors by Lenny Kravitz and the busy area of Midtown, with its restaurants and shops and only four blocks from the Wynwood Arts District, the latest project of Related’s Jorge Perez promises brisk sales for its 300 residences.

It will be located on 460 NE 28th — yes on the top of  the beautiful patch of the Bay you see when driving on the street. The public will be able to access its bay front park by entering below the building, through its  columns.

The “Icon” brand is one of the most recognized in the real estate market in Miami — and one that foreigner buyers LOVE! Icon Bay – designed by Arquitectonica – joins the company of the  South Beach Icon, Icon Brickell and Icon Vallarta, in Mexico.

Units will face Biscayne Bay, with sky, water and Miami Beach in the distance. Apartments will have private elevators, luxury amenities, endless views and will share the modern bay front park. Prices start at US$400,000 for one-bedroom units.

The Icon Bay will bring another boost of energy to Edgewater — an area that seems to be destined to luxury. O comprador vai encontrar apenas a cozinha — com todos eletro-domésticos instalados — e o banheiro terminados. O piso será entregue no cimento, as paredes no cal e os closets são apenas aberturas nas paredes.

O acabamento por metro quadrado em Miami no momento gira em torno de $200 dólares, no minimo. Alguns dos prédios oferecem “upgrades” que incluem acabamento, mas geralmente compradores escolhem profissionais que prestam serviços, design e planejamento a preços competitivos.

Seja com a companhias recomendadas pelo prédio ou profissionais independentes, a empreitada deve incluir todos os pontos imprescindíveis  na infra-estrutura do imóvel, tais como o nivelamento do contra-piso, instalação do assoalhos, pintura das paredes, a necessária  insonorizarão  e em muitos casos, impermeabilização das sacadas. Congratulations: you’ve completed the purchase of your dream  condo in Miami, and now what? New construction in Miami delivers the property “designer ready” – meaning ready for you to do the work!

The buyer will find only the kitchen – with all home appliances installed – and the bathroom finished. The floor will be delivered on the cement, walls will be primed and closets are openings in the walls.

The finish per square foot in Miami at its basic level may cost $20. Some buildings offer “upgrades” that include finishings, however, buyers usually choose independent professionals providing planning and design at competitive prices.

Whether you choose the company recommended by the building or independent professionals, the work should include all essentials: such as leveling the floor, installation of floor coverings, painting of walls, the required sound proofing and in many cases , waterproofing of balconies. The process requires approval of the condominium association, as well as, in city such as Miami Beach, a municipal permit.

Trying to avoid headaches, many customers prefer to hire an architect or interior designer to plan and oversee the project. Others hire the service of a general contractor.

According to Jeffrey Christo, one of the busiest residential contractors in Miami Beach, the buyer should make sure that the company chosen for project is licensed and ensured. Plantando o Futuro em Wynwood!

Quando tenho amigos visitando Miami, o programa imperdível é leva-los a Wynwood, uma área urbana revitalizada, repleta de galerias de arte, grafite, restaurantes e lojas independentes.  Entre as lojas, a que ousa  sonhar mais alto é a da designer industrial argentina Paloma Teppa, e se chama, poeticamente, “Plant the Future.”

O mundo de Paloma é magico, verde e tem muitas estórias para contar. A artista, ex-estilista da MTV, utiliza plantas e esculturas de gesso como sustentável mídia de expressão. Com  plantas suculentas e orquídeas de todos os tipos, ela produz inusitados terrários, micro-jardins e até mesmo colares e pulseiras.  Muitos de suas  criações  são embriagadas  em lúdico misticismo e vivem em um universo paralelo onde cavalos brancos, paralisados meio ao trote, possuem cristas verdes e coelhos brincam com panteras meio a micro-selvas de cactus.

Paloma colabora com vários artistas, fotógrafos e cinematógrafos locais e o resultado é sempre surpreende…. asssita este curta:

[Get Lost in Translation at Your Own: Plant the Future in Wynwood]

When I have friends visiting Miami, one must-do outing is a visit to Wynwood, a revitalized urban area, full of art galleries, graffiti, restaurants and independent shops. Among the stores, one that  dares to dream higher is the slick plant shop that belongs to argentine industrial designer Paloma Teppa. The store is called, poetically, “Plant the Future.”

Paloma’s world is magic, green and has many stories to tell. The artist, a former stylist for MTV, uses plants and plaster sculptures as a sustainable medium for artistic arrangements. The artist produces unusual terrariums, micro-gardens and even necklaces and bracelets with succulents and orchids of all kinds. Many of her pieces are soaked in a playful mix of mysticism and fairy tale. It is a world where white horses, paralyzed in the middle of a stride, have green crests and tiny fawns and rabbits play along panthers in micro cactus jungles.

Paloma collaborates with various artists, photographers and cinematographers and the result is always surprising …. check out the short movie!

The Death of Lincoln Rd (as we know it)

If you have been to Miami Beach, you certainly strolled down Lincoln Road, shopped in its stores or ate in one of its restaurants. The pedestrian mall was originally envisioned by the mid-western tycoon Carl Fisher as the “grand commercial boulevard” in this sweltering resort built on the top of mangrove and marsh lands. He promoted the street as the “Fifth Avenue of the of South” and by the 1931 the Road started to live up to its moniker as Saks Fifth Avenue opened its doors in the building that  will house Forever 21 later this year.

Fast forward through Lincoln Road’s many economic cycles — including its heyday in the 1950’s, its attempt of rebirth with a renovation by architect Morris Lapidus in the 1960’s, the road’s demise during the 1970’s and its rebirth in the 1980’s thanks to a radical takeover by local merchants — and you get to the road that we know today. But what we know is fast giving way to the future as deco buildings become glass and concrete structures.

Adios Cortaditos, hello  Nespressos! Completing the face-lift of the road, local business are closing at a fast pace as landlords — pushed by powered developers — empty their historical properties (and give bulk notices to their  local tenants) in preparation for  big sales and lease contracts that are bringing in huge retailers, from H&M to Forever 21 to Apple Computers and Microsoft.

Any Miami local resident fast remembers their favorite defunct or relocated store or restaurant in the area: Diamonds & Chicken Soup, Some Like it Hot, Pacific Time, En Advance, Post Jeans. Ask any kid 10 and  under and he/she will remember trips to Genius Jones on Michigan Avenue. The super cool kid’s design store has already opened in Wynwood. Other local shops and restaurants are opening doors in the Sunset Harbour neighborhood.   It’s the end of Lincoln Road as we know it, and we might just feel fine much like in the R.E.M. song.

Quem visita Miami Beach, certamente passeia pela Lincoln Road, faz compras em suas lojas ou come em um dos seus restaurantes. O calçadão foi originalmente concebido pelo magnata Carl Fisher como a “grande avenida comercial” neste resort sufocante que foi construido em cima do mangue. Ele promoveu a rua como a “Quinta Avenida do Sul,” a outra do Norte, localizada em Nova York. Em 1931 a área começou justificar seu marketing quando a Saks Fifth Avenue abriu as suas portas no prédio, que ainda este ano, vai abrigar a gigante Forever 21.

A Lincoln Road teve muitos ciclos econômicos– incluindo o seu apogeu na década de 1950, a sua tentativa de renascimento com uma renovação pelo arquiteto Morris Lapidus na década de 1960, a decadencia durante a década de 1970 e seu renascimento na década de 1980, graças a uma tomada radical por comerciantes locais. Mas a personalidade da Lincoln de hoje está rapidamente desaparecendo.

Para os moradores locais — ou visitantes mais assíduos — so restam lembranças das lojas ou restaurantes favoritos de outrora: Diamonds & Chicken Soup, Some Like it Hot, Pacific Time, En Advance, Post Jeans. Pergunte a qualquer criança com menos de 10 anos e ele ou ela vai lembrar da Genius Jones — que acaba de re-abrir em Wynwood, a  badalada área de Miami conhecida por seus murais de rua e galerias de arte. Outras lojas e restaurantes da Lincoln Road estam mudando para Sunset Harbour, localizada a algumas quadras. É o fim da Lincoln Road como a conhecemos,  e como diz a musica da banda R. E. M. “I feel fine.”

Artecity: Investimento Moderno em Miami Beach

O projeto do Artecity em Miami Beach é uma metáfora perfeita para a evolução do mercado imobiliário em Miami.

O prédio foi  acabado em 2009, meio a crise. Por 2 anos, a estrutura de 6 andares, localizada em uma das áreas mais desejadas da cidade, ficou paralisada. Em Julho de 2011, a ST Residential adquiriu o condomínio — ampliando seu portifolio de luxo que já incluía o Trump Hollywood em Sunny Isles, Paramount Bay no Corredor da Biscayne e Mint Downtown. Em Dezembro, depois de uma tremenda injeção de capital,  principalmente em uma proposta de paisagismo tropical  e infra-estrutura, o prédio abriu para vendas. Em menos de 6 meses, restam apenas 30 dos 201 apartamentos — a maioria dos compradores são europeus e latino-americanos, principalmente brasileiros e argentinos.

Artecity: a Modern Investment in Miami Beach

The Artecity in Miami Beach is a perfect metaphor for the evolution of the real estate market in Miami. The building was finished in 2009, smack in the middle of real estate crisis. For two years, the six-story structure, located in one of the most desirable areas in the beach was paralyzed.

In December, after a huge injection of capital, especially in a fresh landscaping plan and infrastructure, the building opened for sales. In less than six months, there are only 30 of the 201 apartments left – most buyers are from Europe and Latin America, especially Brazil and Argentina.

Miami Rustic: Kayaks in the Mangrove

GogoMiami is in summer groove…let’s hang out? Miami is of those rare cities where nature can be found within  the urban chaos. Porsche Design Tower: MIami in the Cutting Edge

The Grass is Greener in Doral

Searching to explore and reaching beyond the sand of Miami Beach, Brazilian buyers are now rolling on the perfect grass of Doral.

The city of 46.000 was incorporated in 2003. It’s located smack in the middle of Miami – 10 minutes from the airport, 20 minutes from the beach, 15 minutes from Downtown. According to the magazine Business Week Doral is the best city for business in Florida.

Doral: gated community magnet

Since the 80s, the city became a center for gated communities of medium to high prices. The city offers great schools, safety and proximity to everything. The average house hood income is $ 110,000. Its has two shopping centers, the International Mall and Dolphin Mall with an array of stores loved by Latin Americans.

Behind its hedges and guarded gates, investors find tranquility, tree shaded streets, clubs with luxurious amenities and of course, beautiful golf courses.

And golf is Doral’s ticket to stardom! Its real estate market heated up with the acquisition of Doral Golf Resort & Spa by Donald Trump in February this year for 150 million. The club, founded in 1963 by Doris and Alfred Kaskel (hence the name, D0R-AL) was the first of the developments in the area.

According to Trump’s interview with the Miami Herald, “People have made money on Doral over the years, but they didn’t take care of it,” he said. “I’ll spend more than a Wall Street guy. To have 800 acres in a city like Miami — that opportunity will never arise again.”

Among others, Quinlan owns a commercial building with refrigerated warehousing. His tenants work with import and distribution of flowers from Latin America. “Doral is a business friendly community with a host of services and resources available to support any operation. It is the perfect hub for the new global economy.”

Among the large companies who have moved their headquarters to Doral are Perry Ellis, Goya Foods, Pepsi, Carnival Cruise Lines, and recently, the iconic Miami Herald.

Vintage Estates: New Development in Doral

Terra – the same developer of The Quantum and the Biscayne Bay – two luxury condominiums in Downtown Miami – bet on the success of Doral as a residential area as well. The company’s first project, the Reserve at Doral was a success. Terra is now is launching two new projects: The Cove Cay and Vintage Estates.

Vintage Estates stands out for its quality in finishes and architectural style. Houses of 3, 4 or 5 rooms will be finished with the same materials used on the Terra’s modern Downtown buildings. The look of the community was inspired by Tuscan villages. The single houses start at U.S. $ 542,000.

The project has been a hit with customers Brazilians, Venezuelans and Argentines. The project is slated to be completed by early 2013.
