O Futuro Chega em Downtown Miami com o “One Thousand Museum” de Zaha Hadid!

A primeira-dama da arquitetura mundial, a Iraquiana Zaha Hadid, ganhadora do prestigioso Premio Pritzker esta pronta para deixar sua marca na silhueta urbana de Miami. Seu primeiro projeto residencial nos Estados Unidos, acaba de ser revelado: One Thousand Museum.

Imagine uma plácida espaçonave pousada meio a loucura de luzes e neons de Miami — e sem tocar em um grão de areia! Será um manifesto futurista da arquiteta na era digital para uma cidade em renascimento cultural.

O prédio de 60 andares e apenas 83 apartamentos contará com heliporto e piscinas cristalinas. Será situado em frente ao que esta se tornando o pátio de diversão e artístico da cidade. Residentes poderão atravessar a rua  para visitar o moderníssimo Perez Art Museum Miami da firma de arquitetura  Herzog & de Meuron (que abre em Dezembro), e andarão três quadras para assistir shows no Adrienne Arsht Center ou a um jogo de basquete do Miami Heat na American Airlines Arena. Algumas quadras a mais, residentes chegarão no Miami Design District para compras de grife  ou visitas as galerias ou ao acervo internacional de  grafites de Wynwood. O prédio será o epicentro da sinergia urbana entre arte, moda, design e arquitetura.

A localização do projeto de Hadid — na Biscayne Boulevard em Downtown Miami – e parte central do  sex appeal deste projeto, que apresentara arquitetura ousada e nunca visto na cidade, acostumada a condomínios na praia e conceitos comerciais. O projeto será o segundo da arquiteta em Miami, o primeiro uma garagem  em forma de rotunda comissionada pela prefeitura de Miami Beach, já aprovado para construção proximo ao Collins Park.

Nos planos, One Thousand Museum apresenta um “exoesqueleto” que servirá de estrutura externa para suas enormes sacadas, vistas e áreas de amenidades, que incluirá um lounge para os residentes, academia de ginástica, piscina, spa e o troféu dos troféus: um heliponto na sua cobertura.

Apartamentos serão grandes:  os menores em volta de 420 metros quadrados  ocuparão meio-andar, e os maiores, com mais de 830 metros quadrados ocuparão  andares inteiros.  Pés direitos  chegarão a 3,5 metros. Preços começam em $4 milhões e as coberturas  serão vendidas a partir de US12 milhoes.

The Future Arrives in Downtown Miami with

Zaha Hadid’s “One Thousand Museum”

The first lady of the architectural world, Iraqi-born Zaha Hadid, winner of the prestigious Pritzker Prize, is ready to make her mark on Miami’s urban skyline. Her first residential project in the United States has just been revealed: One Thousand Museum.

The project is a paradox: a beach house that never sees the sand, a peaceful spaceship meditating inside the flickering world of Miami city lights. One Thousand Museum is a futuristic manifesto of an architect living on the digital age and an ode to the cultural renaissance of Miami.

The building of 60 floors and 83 apartments will feature a heliport and crystal clear pools overlooking Biscayne Bay and beyond. It will be situated opposite to what is becoming Miami’s center for the arts and entertainment. Residents will walk across the street to visit the ultramodern Perez Art Museum of Miami designed by Herzog & de Meuron (which opens in December), walk three blocks to the shows at the Adrienne Arsht Center or enjoy a Miami Heat game at American Airlines Arena. A few blocks over, residents will shop at the high end shops of  the Miami Design District or enjoy the galleries, collections and the democratic graffiti art of the Wynwood District of the Arts. Hadid’s building will be the epicenter of urban synergy between art, fashion, design and architecture.

The location of the project – at 1000 Biscayne Boulevard in Downtown Miami, yes, where today sits the BP gas  station! – is part of the sex appeal of this project, which presentes unprecedented and bold architecture for a condo market accustomed to  beach views and water down archictectural concepts. The project will be the second of project of Hadid’s London-based firm in Miami. The first was a car garage shaped as a rotunda commissioned by the city of Miami Beach, already approved for construction near Collins Park.

In the released plans – which are not finalized –  One Thousand Museum shows  an “exoskeleton,” an external structure caging the building’s huge balconies, views  areas and  amenity areas, including a lounge for residents with infinite views, gym, pool, spa and the trophy of trophies: a helipad on the rooftop.

Apartments are large: the smallest around 4,500 s/f  will occupy half floor, and the largest, with over 9,000  square feet will take entire floors.  Ceiling heights will reach up to 20 feet in the town house units. Prices start at $ 4 million and penthouses will cost over US12 million.

Murray Dixon Mora ao Lado

Lawrence Murray Dixon (1901-1949) foi o mais prolífero arquiteto dos anos 30 e 40 em Miami. Trabalhava em tudo — de hotéis a residências a pontos comerciais. Em sua prancheta,  Art Deco se transformou em Tropical Deco– projetando detalhes absorvidos do sol & fauna de uma cidade, onde ate hoje, garças e pavões  selvagens ciscam pelos quintais.

Espremida entre um campo de golfe e a famosa Pine Tree Drive, a bairro de Orchard em Miami Beach e localizado a 3 ou 4 quadras da praia. E o cantinho residencial dos bacanas: surfistas de elite aposentados,  mestres-cucas, professores de Yoga famosos, artistas e boêmios que andam com seus cachorros ou passeiam com os seus bebês no conforto de suas Havaianas.

E uma vizinhança de casas sem pretensão: 3 ou 4 dormitórios, algumas antigas, outras novas. O maximo arrebatado em venda na área foi $900 mil dólares — antes da crise de 2009. Isto e, ate o desfecho de uma mais belas surpresas imobiliárias de Orchard: a descoberta que Murray Dixon também andou por estas bandas.

Amarelada e caindo aos pedaços, a casa foi vendida por $455 mil dólares em junho de 2010. Na descrição, não havia nenhuma referencia ao arquiteto.  Quem comprou sabia o que estava comprando, pois imediatamente entrou com papelada para tombar o imóvel e requisitou permissão especial para uma renovação histórica: a casa foi reconhecida como uma das residências originais desenhado por Dixon.

Quem entra hoje no imóvel tem um choque: os painéis de madeira foram removidos para revelar belos detalhes do relevo original, o mármore tipo Terrazo no chão, foi restaurado ao seu estado original com o  glamour geométrico da era.

A restauração durou pouco mais de uma ano. Em um cheque-mate imobiliário, os arquitetos da renovação conseguiram obter junto aos órgãos de preservação autorização para fazer uma piscina no quintal. A venda esta agora pendente em  1.4 milhões. Murray Dixon ficaria orgulhoso desta casa hoje, mas nao saberia como operar seus modernos electro-domesticos digitais!

The Murray Dixon Next Door

Lawrence Murray Dixon (1901-1949) was the most prolific architect of 30’s  and 40’s in Miami. He worked on everything – from hotels to homes to commercial sites. In  his drawing board, Art Deco became Tropical Deco – its lines absorbed details of the sun & fauna of a city, where until today, herons and wild peacocks roam the yards.

Squeezed between a golf course and the famous Pine Tree Drive, the Orchard neighborhood in Miami Beach is located 3 or 4 blocks from the beach. It is Miami Beach’s cool neighborhood, where retired elite surfers, chefs, famous yoga teachers, artists and bohemians walk their dogs and push their strollers wearing flip-flops.

Orchard’s homes have no pretension: 3 or 4 bedrooms single houses, some old, some new. The maximum sale in the area never surpassed US $ 900K – and that was before the 2009 real estate crisis. However, the neighborhood is now on fire! And greatly because of  the outcome  of one of the most  beautiful real estate surprises in area: the discovery of the  Murray Dixon next door.

Yellow and crumbling, the house on 31st Street and Royal Palm was sold for US$ 455K in June 2010. In the description, there was no reference to the famous architect. Whoever bought the property knew what he was buying because the owners immediately filed paperwork to turn the property in a historical landmark and requested a special permit for a historic renovation. The house was recognized as one of the original homes designed by Dixon.

Anyone who enters the property is in shock: the wood panels were removed to reveal beautiful details of the original relief, Terrazo floors  were restored to its original state showcasing the geometry &  glamor of the era.

The restoration lasted a little over a year. The renovation architects were able to obtain a permit to install a pool in the backyard. The sale is now pending for 1.4 million. Murray Dixon would be proud of this corner house now, but he would not know how to operate its state of art stainless steel appliances!
